RENT AGREEMENT
This Agreement is
executed at Delhi
on this ...................................................
BETWEEN
Mrs............................ W/O Shri .................... R/O Flat ...............................
(Hereinafter called the landlord)
AND
Mr............................ S/O late shri ........................ R/O.............................. New Delhi 110049.
(Hereinafter called the Tenant).
The expression of both the parties wherever they occur in
the body of this agreement, shall mean and include their respective heirs, executor’s
administrators, nominees and assigns.
WHEREAS the
landlord is the owner of flat / Shop No: ................... ... New
Delhi 110001.
NOW THIS AGREEMENT & WITNESS AS UNDER: -
1 WHEREAS the Second Party
has approached to the First Party to let out the above said property for
commercial purposes and that landlord is in position to let out the aforesaid
property for renting and tenant is agreeable to accept the same for the
commercial purpose.
2 That the tenancy shall be
monthly in nature, commencing from 1st day of each English calendar month and
ends with the ............ .. day of the next
month. The tenancy has started w.e.f …… for 11(eleven) months. The tenancy can
be renewed with the consent of First party with fresh terms and conditions upto
24 months. The above rent is fixed and agreed rent between the two parties and
the Second Party shall have no legal right to challenge it otherwise in any
court of law.
3 That the premises in
question is let out to the Second party for a period of 11(eleven) months only
for the exclusive use of the Second party for commercial purposes only and is
not transferable to any other person.
4 That rent for the 11
months as per mutual settlement of the parties is fixed Rs 10000/= (Rupees Ten
thousand only) per month and the same is payable in advance on or before 1st
day of every English calendar month. If the agreement is renewed after 11
months, rent for next year will be increased by 20% (twenty percent).
5 The period of tenancy
above stated can be curtailed by tenant with a clear notice of one month in
writing to landlord and landlord shall also serve one month notice in case of
eviction of the said property to the tenant
6 Tenant shall use the
rented premises only for commercial purposes i.e. running of office-cum-shop
presently which is Franchisees / distributorship in batteries.
7 Tenant shall not use the
rented premises to carry out business in items like arm & ammunition,
dangerous material, fire hazard-material, health-hazard material, material
prohibited by Govt law etc.
8 Tenant shall not sub-let
any portion of the rented premises to any one else. Tenant is also not
permitted to part with any portion of the rented premises to any one else by
way of partnership etc.
9 Tenant shall keep the
rented premises in good sanitary condition and the same shall be used after
keeping in view the prevailing rules/regulation/bye-laws of the Delhi Municipal
corporation /D.D.A. etc.

The Landlord at his own cost will carry
out all major repairs to the rented portion. However, tenant at his own cost
will be done all minor repairs.

No additions /alterations of any kind
will be done in the rented portion by tenant without prior consent of landlord,
in writing.

That the Second Party shall permit the
First Party or his/her authorized representatives to enter upon the said
premises as and when necessary with the prior intimation to the second party.

That the Second Party shall pay
electricity and water charges as per meter reading to the concerned
authorities. The above said rental excludes electricity charges.

The tenant has paid security amount of Rs
= of (Rupees to the landlord which shall be refundable
after expiry of the tenancy period without interest. Landlord and tenant in the
presence Witnesses given below have signed this Agreement: -
